When I started investing, I began with a method called "wholesaling." Real estate wholesaling is an investment strategy in which a wholesaler obtains a contract on a property from its seller and then sells the contract at a markup to an end buyer. If you're interested in becoming a real estate investor but are concerned about not having enough capital, wholesaling real estate may be a good option for you.
Take a peek into my day – physically inspecting potential deals. While it's not mandatory, I prefer to view properties in person whenever possible. If you can't do so, you can use the "boots on the ground" (BOTG) approach. This involves enlisting trusted individuals or services to thoroughly assess a property on your behalf. Whether it's through professional services like WeGoLook, partnerships with joint venture associates, or the support of reliable family or friends, this approach ensures that you receive comprehensive visual documentation of the property, enabling you to make informed investment decisions.
Over the years, I have encountered and helped a fair share of seniors, specifically "mom-and-pop" who wanted to sell their properties as quickly, quietly, and hassle-free as possible. This pool of sellers is known as "tired landlords."
They no longer have the ability or desire to manage and maintain rental properties and feel overwhelmed by irresponsible tenants. They would much rather spend that time enjoying their grandkids or sailing. Ultimately, this segment seeks to liquidate and/or leverage their assets to supplement retirement, downsize, or reinvest while offsetting capital gains tax (e.g., 1031 exchange).
In the summer of 2023, after a few years of wholesaling, I bought my first fix & flip property. To cut a long story short, it was a baptism by fire. As a rookie, I learned a number of invaluable lessons, both personally and in business. Even though I ended up losing money on the deal, I still achieved my goal as an investor, which was to provide affordable housing in my community. Ultimately, I am now stronger, wiser, and better skilled. Every setback is a setup for a comeback, and this experience has only fueled my determination to succeed in real estate and continue making a positive impact in my community.
